Cancellation & Refund Policy
Cancellation by the Guest
More than 14 days before check-in
Full refund of the rental amount, less any non-refundable third-party transaction fees explicitly disclosed at the time of booking.
Security deposit: fully refunded.
7 to 14 days before check-in
50% refund of the rental amount. The remaining 50% is retained to cover loss of income from the booking period.
Security deposit: fully refunded.
Less than 7 days before check-in
No refund of the rental amount.
Security deposit: fully refunded.
No-show
No refund. If you do not arrive without prior cancellation, the full rental amount is forfeited.
Security deposit: refunded if no access to the property was gained.
We strongly recommend travel insurance that includes cancellation and travel-disruption cover.
Early Departure
If you depart earlier than your booked check-out date, no refund will be issued for unused nights unless agreed in writing with ChalKi Dream management before departure.
Cancellation by ChalKi Dream
In the rare event we must cancel your booking (e.g. due to serious property damage, natural disaster, extreme weather, public authority restrictions, transport disruption, port closure, force majeure or circumstances beyond our reasonable control), you will receive:
- A full refund of all amounts paid, including the security deposit, within 5 working days.
- Our sincere assistance in finding alternative accommodation on Chalki Island or nearby, subject to availability and without assuming responsibility for third-party accommodation providers.
- We will not be liable for any consequential losses such as travel or ferry costs. We strongly recommend travel insurance.
How to Cancel
- Email info@chalkidream.gr with your full name, booking reference, and check-in date.
- We will acknowledge your cancellation request in writing, usually within 24 hours.
- Cancellation is effective from the date and time the cancellation request is received at the above email address.
- Refunds are processed within 5–10 working days via the original payment method.
Security Deposit Deductions
The €150 security deposit will be refunded in full after check-out inspection unless:
- Property damage beyond normal wear and tear.
- Missing or broken items (kitchenware, furniture, etc.).
- Loss of keys.
- Excessive cleaning required beyond standard checkout conditions.
- Unauthorised smoking inside the property.
In cases of serious damage exceeding the deposit, we reserve the right to seek further compensation.
Climate Resilience Fee
Where a Climate Resilience Fee (Τέλος Ανθεκτικότητας στην Κλιματική Κρίση) has been collected in accordance with Greek law, any refund shall be handled in accordance with the applicable tax rules and the circumstances of the cancellation.
Bookings Through Third-Party Platforms
Where a reservation is made through a third-party booking platform (such as Booking.com, Airbnb or similar services), the cancellation and refund rules of that platform may apply in addition to or instead of this policy.
Travel Disruptions
Guests are responsible for making appropriate travel arrangements. Ferry cancellations, schedule changes, weather-related transport disruption and similar travel issues do not automatically entitle guests to a refund outside the terms of this policy.
Travel Insurance
We strongly recommend that all guests purchase comprehensive travel insurance that includes trip cancellation cover. This protects you from financial loss in the event of unforeseen circumstances such as illness, injury, or travel disruption.
EU Consumer Rights
This cancellation policy is in accordance with Greek consumer protection law (Law 2251/1994 as amended) and EU Directive 2011/83/EU on consumer rights. Note that the right of withdrawal for distance contracts does not apply to accommodation services for specific dates under Art. 16(l) of Directive 2011/83/EU. This policy does not affect any mandatory consumer rights that cannot be excluded under applicable law.
