1. The Property

ChalKi Dream is a traditional holiday house on Chalki Island, Dodecanese, Greece, registered in the Greek Tourism Registry (ΜΗ.Τ.Ε.) as a licensed tourist accommodation. Registration No.: 1476Κ13000281400.

Accommodation: 1 master bedroom (double bed), 1 twin bedroom (2 single beds), 1 bathroom with WC, fully equipped kitchen, large veranda, private garden. Maximum occupancy: 4 guests (plus 1 infant under 2 years in a travel cot, on request).

2. Bookings & Payment

2.1 Reservation

A booking is confirmed only upon receipt of the full payment (rental amount + refundable security deposit). An email confirmation will be sent to the address provided within 24 hours of payment.

2.2 Pricing

All prices are quoted in Euro (€) and include: electricity, water, Wi‑Fi, bed linen, bath and beach towels, and a welcome basket. A final cleaning fee is included. Mid-stay cleaning is included for stays of 7 nights or more.

The Climate Resilience Fee (Τέλος Ανθεκτικότητας στην Κλιματική Κρίση), where applicable under Greek law, is charged separately and payable by the guest prior to or upon check-in.

2.3 Security Deposit

A refundable security deposit of €150 is charged at the time of booking. It will be refunded within 5 to 10 working days of check-out, provided there is no damage beyond normal wear and tear, all keys are returned, and check-out procedures are followed.

2.4 Payment Methods

We accept Visa, Mastercard, American Express, PayPal, Google Pay, and Apple Pay via our secure payment processor Stripe (PCI-DSS Level 1 certified). Bank transfer is available on request for stays of 7 nights or more.

3. Check-in & Check-out

• Check-in: From 15:00 (3:00 PM). Early check-in may be available on request subject to availability.
• Check-out: By 11:00 (11:00 AM). Late check-out may be available on request (subject to an additional fee).
• Guests may be required to provide identification and information necessary for compliance with applicable Greek tax, tourism, security and accommodation regulations. Personal data will be processed in accordance with our Privacy Policy.
• Check-in instructions and exact property address are provided upon booking confirmation.

4. Cancellation Policy

The security deposit is refunded in full regardless of when a cancellation is made, provided no damage has occurred during a partial stay.

To cancel, email info@chalkidream.gr with your booking reference. Cancellation is effective from the date and time the cancellation request is received at info@chalkidream.gr

We strongly recommend purchasing travel insurance that covers trip cancellation.

5. Guest Obligations & House Rules

• Maximum occupancy is 4 guests. Exceeding this number is not permitted.
• Only registered guests may stay overnight at the property.
• No smoking inside the property. Smoking is permitted on the veranda with proper disposal of cigarette butts.
• Pets are welcome on prior request only and subject to approval. A pet supplement may apply. Guests remain fully responsible for any damage or nuisance caused by pets.
• Quiet hours: 23:00–08:00. Please be respectful of neighbours.
• No parties or events without prior written consent.
• Guests are responsible for the property during their stay and must report any damage immediately.
• Waste must be disposed of in the designated bins. Chalki Island has strict recycling rules.
• Water is a precious resource on the island — please use it responsibly.
• The property must be returned in reasonable condition. Excessive cleaning beyond normal wear will be deducted from the security deposit.
• Keys must not be duplicated. Loss of keys will be deducted from the security deposit.

6. Liability

ChalKi Dream shall not be liable for:

• Loss of or damage to guests' personal belongings, except where caused by our negligence or breach of legal obligations.
• Injury, accident or illness not attributable to any act, omission or negligence on our part.
• Disruption caused by events outside our control including but not limited to: ferry cancellations, adverse weather, utility outages, or acts of God (force majeure).
• Noise or nuisance from neighbouring properties or the wider environment.

Nothing in these Terms excludes or limits liability where such exclusion or limitation is prohibited by applicable law.

We recommend comprehensive travel insurance.

7. Force Majeure

If the property becomes unavailable due to force majeure (natural disaster, government order, fire, flood, epidemics, pandemics, transport disruptions, port closures, etc.), guests will receive a full refund of all amounts paid. ChalKi Dream will not be liable for any additional losses such as travel costs.

8. Safety

Guests must use the property, veranda, stairs, mezzanine sleeping area, garden and surrounding areas responsibly. Parents and guardians are responsible for supervising children at all times. Any safety instructions provided at the property must be followed.

9. Island Infrastructure

As a small island destination, Chalki may occasionally experience interruptions to ferry services, telecommunications, electricity or water supply. Such interruptions are outside our reasonable control and shall not constitute grounds for compensation or cancellation.

11. Website Use

All content on chalkidream.gr (text, images, layout) is the intellectual property of ChalKi Dream and may not be reproduced without written permission. The website is provided "as is". We make no warranties regarding accuracy, availability, or fitness for purpose. All photographs are for illustrative purposes. Minor variations in furnishings, décor or equipment may occur.
